随着市场经济的发展,房地产行业的竞争越来越激烈,作为成本管理重要内容的成本控制已经成为了房地产企业发展面临的重要问题。“工程项目全寿命周期成本控制”作为一个全新的成本管理模式,凭借其先进的理论成果,逐渐受到了业界人士的认可和推广,这对于提高房地产企业的经济效益,促进我国房地产企业的健康发展有着重要的意义。
本文以全寿命周期成本控制理论为基础,以世纪花园房地产开发项目为对象,分析了该房地产企业发展的现状,找出了该公司在工程项目中成本控制方面的问题,对问题产生的原因进行了分析,并结合全寿命周期成本控制理论提出了相应的解决办法。本文认为在未来房地产行业的发展中,我们不仅要在建设项目的各个阶段考虑成本,还要考虑全寿命周期成本,实现建设项目发展的经济性和合理性。

Based on the full life cycle cost control theory as the foundation, taking the ShiJiHuaYuan as the target, analysis of the real estate enterprise development present situation, find out pany in project cost control in the aspect of the problem, the cause of the problem are analyzed, and bination of full life cycle cost control theory and puts forward the corresponding paper argues that in the real estate industry in the future development, we should not only in the various stages of construction project cost, but also consider the whole life cycle cost, achieve construction project for the development of economy and rationality.
