摘要:在土地市场交易日益活跃的背景下,了解城市地价水平的决定因素及其变
化规律,对政府有效管理房地产市场和企业正确的投资决策十分重要。本文以全
国 27 个大中城市 2000-2004 年土地市场资料为样本,运用 Panel Data 模型从
时间序列和截面两个维度分别研究了城市地价水平的时间序列变化和城市间差
异,并进而探求城市地价水平的主要影响因素。

Abstract: With the development of society and economy, the transaction in land
market es more and more active, and the urban land price level which plays an
important role in the allocation of resources also changes quickly. To realize the
influencing factors of the urban land price level is important for the government to
manage the real estate market and for pany to invest. Based on the domestic
and foreign researches of factors influencing urban land price, and considering the
actual situation of land market in China, this thesis collects samples from the 27 large
and middle cities in China. And then the empirical study of the urban land price level
and its influencing factors are followed.

一. 引言
随着我国经济的进一步发展,房地产业进入了一个高速增长阶段。2005 年
全国 35 个大中城市商品房屋销售价格较 2004 年同比上涨 %,虽较 2004 年
%的增幅有所下降,但仍大大高于 1999-2003 年间平均 %的增长速度。
土地市场作为房地产市场的基础,在房地产市场迅速繁荣的同时,全也出现了较大的变化。根据国土资源部土地利用规划司对全国 35 个
大中城市的地价监测结果,2005 年城市地价水平增长最快的城市是西安,其城
市地价水平较 2004 年同比增长了
