摘要
文章阐述了我国物流园区的现状,概述了物流园区与物流行业的关系,提出了现代物流业发展的必经之路——物流园区,分析了日本物流园区后对物流园区运营模式进行实证分析。鉴于物流园区发展的现状展开调研并提出了物流园区建设中出现的种种问题,近年来我国物流园区规划与建设的步伐大大加快,综合比较分析和探讨国外物流园区开发模式的成功经验,必将对我国物流园区的开发和建设提供有益的借鉴,结合国外物流园区规划及经营模式,联系我国实际情况,提出关于我国物流园区建设的几点建议,对于怎样在结合我国现有城市特色及区位的基础上,打造适合我国国情的物流园区提出一些思路,包括现代物流园区如何实现科学规划等几个方面,最后结合济南市物流园区看中国物流园区的建设,以此对物流园区运营模式进行实证分析。

ABSTRACT
This paper expounds the present situation of logistics park in China, the relationship between logistics park and logistics industry was summarized, put forward the development of modern logistics industry -- the only way which must be passed of logistics park, the logistics park of Japan after the empirical analysis of the operation mode of logistics view of the status quo of logistics park development in the investigation and put forward the problems in the construction of logistics park, in recent years greatly speed up the planning and construction of logistics park in China, comprehensive analysis and discussion of essful experience and development model of logistics park of foreign countries, provide the beneficial reference is bound to China Logistics Park Development and construction, combined with the planning and management mode of foreign logistics park, contact the actual situation in China, and puts forward some suggestions on the construction of logistics park in China, how to on the base of existing city characteristics and the location of our country, build a suitable for China's logistics Park and puts forward some ideas of modern logistics park, including how to implement several scientific planning etc. Finally, combined with the city of Jinan logistics park construction of China Logistics Park, the operation mode of logistics park is t
