摘要
大型购物中心是现今商业业态发展的主流,它的产生是社会经济发展和现代
化生活水平提高的必然产物。本文从关注城市环境的角度来探讨国内大型购物中
心的发展和营造,从城市设计的学科角度来分析发展和营造的策略,在已有的相
关研究基础上提出全阶段的思考方案,着重分析了在具体设计手法之前的一系列
控制和执行问题,为关于大型购物中心与城市空间环境契合的研究提供了另一视
角的理论支持和思考内容。
文章对国外大型购物中心发展历程进行比较借鉴,对深圳和长沙两市已建具
有代表性的大型购物中心进行实地考察以及对调查资料的整理对比,归纳现存的
具体问题,针对现存问题作者分析总结了两个层面的原因:隐性层面上缺乏城市
商业规划的引导和深入的可行性研究、缺乏城市设计和建筑策划层次,显性层面的
城市环境因素的影响和制约,其中“缺乏城市设计和建筑策划层次”是作者在本文
中要侧重的一个原因。通过对两个层面的具体分析,结合规划设计、城市设计、
建筑设计及其他相关学科领域的理论和方法,尝试探求大型购物中心与城市环境
相契合的控制和实施的具体操作方法。提出了一套原则和三点对策:一套原则是指
一体化环境的塑造原则,三点对策分别为增强政府部门的宏观调控、建立完善的
城市设计执行体系、实现与城市环境自身因素的契合。
在结论中指出大型购物中心的建设与城市环境息息相关,购物中心的营造要
在重视技术性手段的同时,把“控制”和“执行”的制度性因素放在更加重要的
思考地位,重视前期策划到具体设计的全过程。同时,对国内大型购物中心的开发
建设提出几点建议。

Abstract
Nowadays, shopping mall is the trend of business prosperity and the inevitable
offspring of the social and economic development as well as the improvement of
modern living standard. Considering this specific factor, this thesis aims to discuss
the development and construction of domestic shopping mall out of the concern of
urban environment. Thus from the angle of urban design subject, based on existing
research concerned, this thesis proposes an overall-stage percept of thinking, and
more importantly, puts forward a series of questions on control and execution before
specific designing techniques, and therefore from another perspective provides
theoretical support and thoughts for the study of inosculation of shopping mall and
urban spatial environment.
This thesis, from the perspective of possible inosculation of shopping mall and
urban spatial environment, through on-spot examination of representative shopping
malls in Shenzhen and Changsha, together parison and analysis of the
research result, combing subject theory and methods such as plan design, urban
design, construction design, etc, aims to explore practical and specific operational
techniques upon control and execution of inoscula
