[摘要] 近几年来中国的房地产业发展突飞猛进,并且带动了其他行业的发展。然而,房地产市场的过快发展,带来了一系列问题,尤其是房地产价格问题备受社会各界关注。政府也不断出台新政,试图遏制房价持续增长的态势,但收效甚微,房价还是在一路飙升。商品房归根到底也是一种商品,它的价格是由供求双方决定的,商品房还具有周期长、价值量大、空间固定等的特点,短时间内供给是缺乏弹性的,所以决定房价的主要因素是需求。随着人们生活水平的不断提高,居民的可支配收入也有很大程度上的提高,这就使人们对住房的需求量变大,从而使房价大涨。本文希望通过建立计量经济模型,对我国商品房的价格进行实证分析,找出影响商品房的价格的诸多因素,并基于模型提出一些政策建议。

Influencing factors of our mercial housing sales price analysis
[abstract] in recent years China's real estate industry development by leaps and bounds, and drive the development of other industries. However, the rapid development of the real estate market, has brought a series of problems, especially the real estate price highly social attention from all walks of life. Also constantly for policy, government is trying to curb housing prices rising trend, but to little effect, or in the soaring house prices. Commercial housing in the final analysis is also modity, its price is determined by supply and demand both sides, commodity house also has a fixed cycle is long, large quantity, space, etc., the characteristics of short time supply is inelastic, so I decided to house prices is the main factor. As people living standard unceasing enhancement, people's disposable e is largely improved, which makes the people to the housing demand quantity is big, so that the house prices soared.
