城中村土地可持续利用与动态评价方法研究

摘要
城中村是当前我国城市化进程中急待改善的发展滞后现象城中村的土地利用
是城市土地利用的重要组成部分也是城市土地利用中较为突出的问题之一
土地是实施城中村系统改造的基本资源动力是城中村村民生活保障和发展的
基本来源是经济可持续发展社会可持续公平和生态环境可持续改善的重要前提
本文认为城中村改造过程中的大量问题都涉及到土地资源的合理开发和永续
利用因而从土地资源利用的角度提出了城中村改造的总体思路架构了城中村土
地资源利用评价框架和动态评价方法
首先本文以可持续发展作为基本出发点论述并归纳了城中村土地资源利用
及其评价方法研究
其次分析了城中村土地利用的资源特征时序特征空间特征以及动力特征
并结合洪山区城中村实际分析了其土地利用属性而后依据此特征分析了城中村改
造中的经济利益博弈问题
然后提出了城中村改造土地资源可持续利用的目标建立了由资源经济
社会系统和环境四个支持子系统构成的城中村改造土地资源可持续利用评价指标体
系编制了城中村改造项目土地可持续利用动态评价流程建立了基于灰色系统理
论多维灰模型的城中村土地资源可持续利用动态评价模型
最后结合洪山区城中村改造实际对洪山区城中村土地资源可持续利用进行
评价同时为改造提供相应措施与建议

Abstract
Village in town is the lag phenomenon needed to solve urgently in the process of
urbanization in today’s China, the land utilization of village in town is the very important
part of the land utilization for city and is one of the outstanding problems of land
utilization for city.
The land is the basic resource power for alteration of village in town, and the basic
origin of guarantee for the villager’s living, and is also the important premise of
sustainable development for economics and sustainable fair for society and sustainable
improvement for environment.
The thesis considers many problems of the alteration for the village in town have
related with rational development and indissoluble usage of land resource. Then it
advances the general idea on how to construct village in town, builds the system of land
resource utilization and the dynamic way of evaluation.
Firstly, the thesis takes the sustainable development theory as the basic point,
emphasizes the land resource utilization for village in town and the way of evaluation.
Secondly, this thesis analyses the characteristics of resource, time, space and
dynamics of the land utilization for village in town. At the same time, it analyses the
characteristics of land utilization for the village in town
