服务要求千差万别
现在国家也有物业管理服务标准，但开发商售房时的过多承诺，导致业主入住后与物业管理企业的矛盾重重。物业管理只有充分市场化，才能适应千差万别的住户需求。可见，物业管理是有形管理、无形服务。对于有形管理，可以量化管理范围常规性的工作，应当有个确切的标准；对于无形的服务，则应该市场化、多元化。
