摘 要：通过对我国商业地产现状分析发现，近年来我国商业地产发展迅速，增速持续超过商品住宅。通过对我国未来经济社会发展趋势以及国外城市化发展进程经历的研究，认为我国商业地产已经具备快速发展的条件，长期内具有广阔的市场前景；从短期看，国家政策调控剑指商品住宅市场，商住倒挂现象以及短期内市场需求变化都预示着商业地产需求快速增长。商业地产是一种综合产业，目前我国商业地产主要有不售不租、纯售、纯租及租售结合四种运作模式。本文深入分析了各运作模式，指出我国商业地产存在的缺陷，并进一步为我国商业地产的健康发展提出模式选择策略和发展建议。
