摘要
在改革开放的二十多年里,以住宅为主的中国城市房地产市场不断发展,对拉动经济增长和提高人民生活水平发挥了重要作用,已经成为我国国民经济的支柱产业。但在其高速发展的过程中,也存在着滥用土地资源、拆迁侵权、金融信贷风险偏高、市场供给结构失衡、房价涨幅过高等多方面的问题。因此,为弥补市场缺陷,对我国房地产业进行宏观调控,使其长期持续、健康、稳定地发展,对于全面建设小康社会,构建社会主义和谐社会都具有十分重要的意义。本文在简要介绍我国房地产业的概况和存在问题的基础上,分析了房地产业宏观金融调控的作用,并针对如何使国家宏观金融调控对房地产业的调控偏差最小化提出了一些建议,以期使宏观金融调控在对房地产业的调控中发挥最大效应,促使我国房地产业正常健康的发展。
