摘要
多元形态的混合是汉正街的特色,也是汉正街的历史记忆,正是这一混合使它
古老而又生机勃勃。近十多年来推倒重建式的城市开发残酷的吞噬着这种独特的活
力,一些大尺度但单调呆板的商业空间,经营惨淡。与此同时,小规模的市场更新
也至下而上的在小街小巷中渐渐蔓延,显示出前所未有的活力。
本文在对汉正街地区的整体更新状况进行了解的基础上,选取一条代表性的传
统商住混合街道——全新街为主要研究对象。通过对街巷的空间体验、商业活动和
居民日常活动对于空间的使用状况调查,得出丰富多变的街巷空间为多样的商业活
动提供了载体,激发了多种经济的活力,为重新吸引城市消费者起到了促进作用;
居民对于街巷空间的使用,受到商业活动强度、时间和社区服务设施的影响。通过
对现行小规模更新的开发模式的分析,得出为了保持传统街巷空间的肌理、维系已
有的社区关系,小规模的市场开发作为一种更新的手段,在一定范围内达到了多赢
的效果,但存在对公共空间的极度压缩、公共环境缺乏关注、商住更新不同步的问
题。
最后就汉正街传统街巷的小规模更新提出建议。在空间环境改善方面,注重交
通流线的组织;改善和创造宜人的公共空间;加强专业设计人员的参与,创造低成
本改造示范建筑,引导居民自建。在更新模式方面,商业活动的对衰败空间有激活
作用;政府的作用不可替代;市场开发商力量需要整合;经营内容的设置应同时考
虑商业活动和居民的需求;居民以社区为单位共同参与改造。

Abstract
The multi-dimensional shape mix is the characteristic of Hanzheng Street. And it was
precisely the mix that caused it ancient and also was full of vitality. In recent ten years,
overthrow reconstruction brutally swallowed this kind of unique vigor, but some great
commercial space was monotonous and stiff, kept an enterprise going by painstaking
effort. At the same time, the small scale market transformation renews also on gradually
spread to alleys, demonstrated the unprecedented vigor.
Quanxin Street is a representative selection of the Hanzheng Street area mixed
commerce and investigating the space experience of the streets, the daily use
of space by business activities and the residents, concluded that the changeful space of
streets was a recipient for variety mercial activities, inspired a variety of economic
vitality,attracted consumers in the ing back. The daily use of space for the
