摘要
伴随着城市的发展和产业结构的调整,大量的工业类建筑由于失去生产功能
而被闲置,与此同时,创意产业的兴起,对建筑空间有需求。将工业类建筑遗存
更新设计为创意产业需要的建筑空间,可以节约资源、减少浪费、延续历史情感,
还能带动旧工业区的更新和发展,更新设计具有良好的经济效益和社会效益,符
合可持续发展理念。
在这种背景下,本文通过分析大量的国内外工业类建筑遗存更新设计的实例,
结合相关的理论研究,试图从宏观及微观两个层面探讨此类更新设计的方法。从
宏观层面探讨了更新设计中的规划问题,以北京 798 地区为实例,对其进行了详
细的现状调研分析及规划策略研究,在此基础上,提出了在更新设计中普遍适用
的一些规划策略,从微观层面探讨了更新设计中的功能置换问题、构件的再利用
问题、场所空间的重塑问题以及更新设计中的人性化体现问题。通过对国内外大
量实例的研究分析总结出,此类更新设计的功能置换可以分为展览、办公、居住、
剧院、餐饮、综合体、景观公园七种类型;工业类建筑遗存的梁柱墙构件、外窗
及天窗在更新设计中可以通过清洁修补的方法实现再利用,遗存中的设备构件可
以考虑将其雕塑化,成为体现工业文明的标志,关于事件、事情等记忆元素,包
括一些标语、口号等等,可以作为历史信息的载体而保留下来;更新设计中,通
过对空间进行分隔、整合、连接、扩充及对外部空间的二次设计而重新塑造工业
类建筑遗存的场所空间,通过借鉴和分析国内外相关更新设计的实例,研究出重
塑场所空间的具体做法;更新设计中人性化的体现手法,文章从尺度问题、材质
问题、色彩问题、建筑物理环境问题四个方面对其进行探讨;文章的最后从更新
设计的适宜性、经济、环境、人文等角度对工业类建筑遗存更新设计进行了可行
性论证。

Abstract
As a result of city development and the adjustment of the industrial configuration,
a large amount of industrial buildings lost their functions for production purposes and,
as a consequence, are deserted. At the same time, the rise of creative industry has a
high demand on new building spaces. Converting the industrial heritage into the
buildings that are suitable for creative industry can solve the above mentioned two
problems simultaneously and effectively. This solution has the following three
advantages. First, utilizing the old buildings can save resources. Second, the historic
spirit can be extended. Third, it accelerates the renewal and development of old
industrial district. This solution can create economic and social benefit, and matches
the idea of sustainable development.
Starting from this background, by analyzing many domestic and oversea practices
of renewal design of the industrial heritage, together with relevant theories studies
and researches, this thesis tries to discuss, both on the macroscopical and
microcosmic levels, the methods of renewal design. On the macroscopical level of
