中低收入者的居住问题长期以来都是世界各国政府致力解决的社会问题。尤其在
中国这样一个发展中国家,一方面国家经济不发达、中低收入者比例大、国家住房市
场及住房政策尚未完善;另一方面建筑师在设计观念和理念上对中低收入者居住空间
的关注还不够,而且相关的设计规范和法规仍存在一定的缺失。这些因素从不同方面
影响着中低收入者的居住条件和居住质量。
随着我国西部大开发和中部崛起政策的提出,中西部地区的住房市场和居住状况
正受到更多的关注。本文以华中地区面积最大、经济实力相对较强、住房体制改革较
早的武汉市为例子。首先回顾了国内外相关理论研究及工程经验,在此基础上,阐述
中低收入者居住空间产生的主要原因及其具体表现;此后对人的居住需求、居住内空
间的适应性进行分析,探讨适合中低收入者的室内空间;再对人的居住行为、社区邻
里行为对于居住空间形态的影响进行分析研究,总结与人的行为和需求相适应的居住
区内外环境空间特点;然后结合对武汉市中低收入者居住空间现状特点的分析,再借
鉴国外先进经验,探讨“经济,适用,美观”的新旧中低收入者居住空间的设计方法。
最后,从居住模式、政府投入、专项规范三个方面对中低收入者居住空间相关问题的
前景进行了展望。

Abstract
The housing problem of medium and low- e residents is one of social problems,
which is drawing the attention of government in the world for a long time. Especially, the
situation is serious in developing country like China. On the one hand, national economy is
underdeveloped, the medium and low- e population is a large proportion, as well as
the national policy and market of housing system are still far from perfect. On the other
hand, architecture’s design ideas have not been paid more attention to the residential space
of the medium and low- e group, moreover there is a lack of design criterion and
statute in our country. These factors influence the habitation environment and habitation
quality of medium and low- e group more or less.
With the policy of middle-western region development proposed in our country, the
housing market and inhabit state of middle-western regions are causing more concern.
Wuhan, which covers the largest area in the region of central China and has strong
economic strength, initiated early the reform of housing system. therefore, the author take
wuhan as research field. At first, the thesis reviews the domestic and overseas correlative
theories and experience. On this basis, the thesis explained the main type of the medium
and low- e group’s space, and the dynamical mechanism of its appearance. Later, the
