摘要
房地产业作为经济关联度高带动性强的国民经济支持产业它的健康发展关
系到社会各群体尤其广大人民群众的切身利益由于其特殊性政府对房地产业的
发展势头特别关注但是房地产业的发展受众多不可预见因素影响较大多数影
响因素难以料定如何做出正确的决策以应对不同时期房地产发展的实际状况需
要大量的数据分析来支持在这种情况下迫切需要一套集数据采集和预警分析为
一体的房地产市场预警系统使用户(特别是政府)能全面准确迅速的了解房地
产市场的运行状况为采取必要措施提供科学依据
本文将计算机信息系统建模技术引入到以房地产市场经济周期波动理论为依据
的房地产市场预警领域探讨了有关预警系统的基本理论和技术提出了基于 Web
和数据仓库的房地产市场预警系统详细论证了系统的设计思想设计要求总体
方案和具体的设计方法
最后以武汉市房地产市场为案例应用武汉市房地产市场预警预报系统实证
研究”的理论成果通过预警分析系统得出武汉市房地产市场从 1990 年到 2004 年的
综合模拟值和从 1994 年到 2004 年的景气循环值对 2005 年武汉市房地产市场做出
综合模拟预警并结合武汉市房地产市场的实际状况进行了综合分析

Abstract
The real estate industry with high economic correlation and driving force acts as a
backbone of the national economy, the development of which affects society stability, the
interest of different group and especially the actual interest of mass. Due to its
particularity, government has paid much attention to the development tendency of the real
estate industry. The development of the real estate industry is affected by many
unforeseen factors, the majority of which are hard to be anticipated; hence, numerous data
analysis is required to make decision when facing with various developing status of real
estate in different periods. In this instance, an early-warning system of real estate market
integrating data collection with early-warning analysis is urgently needed to help
users(government especially) know the running status of real estate market in full in
accurate and in time; furthermore, it may provide necessary measure-adoption with
scientific basis.
In this article, modeling technique puter information system is introduced into
the early-warning realm of real estate market based on periodic fluctuate theory of real
estate market economy. Basic theory and technique of early-warning system are discussed.
