节约型社会的建设要求在社会生产、建设、流通、消费的各个领域,切实保护
和合理利用各种资源,提高资源利用效率,以尽可能少的资源消耗获得最大的经济
效益和社会效益。城市土地作为极其稀缺的资源,其节约问题引起了社会广泛的关
注,但商业用地的节约利用却在学术界和实践中较少探讨。而它的节约状况直接影
响到城市商业用地整体的节约利用水平和城市的第三产业的发展,不得不引起重视。
本文首先界定了城市商业用地的定义,通过剖析商业用地节约利用的内涵,建
立起城市商业用地节约利用评价的概念。然后基于商业用地节约利用的目标,利用
拓展后的柯布—道格拉斯生产函数构建了城市商业用地节约利用评价的机理。
之后从宏观层面和微观层面对城市的商业用地节约利用状况进行评价分析。宏
观层面主要是将经济学中的信息熵理论通过改造后建立城市商业用地宏观利用节约
度的概念,并以贵阳市为例对其商业用地宏观节约度进行评价。同时着重分析了城
市商业布局对商业用地节约利用的重要影响。
微观层面则是从城市商业宗地利用程度、城市商业宗地使用效率、城市商业宗
地投入强度等三个方面来构建评价指标体系,并在目前众多评价方法中,采用灰色
关联度与线性加权法相结合的灰色关联度评价方法进行评价。
最后选取贵阳市若干个大中型商场作为评价样本,横向比较分析其商业企业用
地的节约利用程度,结合评价结果进行了综合分析,并对贵阳市实现商业土地节约
利用提供了对策建议。

Abstract
To build the saving society, it requires us to effectively protect and rationally use
many kinds of resources in various fields, such as social production, construction,
circulation, consumption and so on. It also demands us to improve the efficiency of
resource using, to maximize the economic and social benefits with minimal consumption
of resources .As urban land is one of the extremely scarce resources, its saving problem
has caused widespread concern in munity. But the saving use mercial land
is discussed not very often both in academia and in the practice. But its saving situation
has direct impact on the overall saving level mercial land and urban development,
so it has to be pay attention.
This paper firstly defines the concept of mercial land, and establishes the
definition of the mercial land saving use evaluation through anatomizing the
connotation mercial land saving use. Then, based on the goal mercial land
saving use, making use of Cobb—Douglas expanding production function to set up the
mechanism mercial land saving use evaluation.
Then this paper evaluates and analyses the situation of mercial land saving
use from both the macroscopic aspect and the microscopic aspect. From the macroscopic
