房地产业作为国民经济的支柱产业,对经济的发展有着举足轻重的作用。住房问题是关系人民幸福安康的关键问题,住房问题解决的好坏直接影响国民经济的持续稳定发展和社会的安定团结,而住房问题的核心是房价问题。近年来,住宅房地产价格持续不断快速上涨,极大影响了城市居民的生活质量,也给整个稳的发展带来不稳定因素,住房价格问题已成为全社会广泛关注的重要问题。
本文以温州市房地产市场为研究对象,从住宅房地产价格的概念、特征入手,并以温州市房地产统计数据为基础,使用定量分析和定性分析相结合的研究方法,来具体分析影响温州市房地产价格的主要因素。

ABSTRACT
Real esate industry makes a very position in social development and has e one of the pillar industries in the country. Housing problem,as the key problem,is essential to people’s life,to the sustained and rapid development of economy as well as to the social the core of the housing problem is the estate price problem,In recent years residential property prices keep rising rapidly,great impact on the urban people’s quality life and bring a lot of unstable factors to the health of the whole economy,housing prices has e an important social question.
Based on the Wenzhou real estate market as the research object, the residential real estate prices, the concept, characteristics of real estate in wenzhou, and statistical data base, the use of quantitative analysis and qualitative analysis bining research methods, make a concrete analysis of the main influence factors of Wenzhou real estate prices.

温州位于中国黄金海岸线中段,浙江省的东南部,东濒东海,南接闽北,西与丽水市相连,北与台州市毗邻,是浙南的经济、文化中心和交通枢纽。这座城市最主要的特色是商业气息非常浓,在历史上就是很著名的商埠。改革开放后,温州人特别注意发展商业,经济迅猛发展。2010年,温州全市生产总值(GDP),%,%个百分点。,比上年增长11%,,特别是房地产开发投资,,同比增长7%。房地产业的高速持续发展,对改善居民居住条件、拉动经济增长、扩大就业以及加快城市建设等都起到了极其重要的作用。
