对房地产市场中空置问题的界定及衡量

摘要: 由于房地产市场供需不均衡, 无论从宏观还是微观分析, 房地产空置的存在有其客观的必然性。认识
并把握房地产市场中房地产被有效使用的状况, 并寻找有关减少房地产空置的措施, 有必要对房地产市场中的空
置问题进行正确的界定及衡量。

Definition and evaluation of the vacancy problem for the market of real estate

Abstract: The vacant existence of real estate has its objective necessity at either macro analytical level or mi2
cro one in view of an unbalanced situation between supply and demand to the market. It is thus necessary to
define and evaluate the vacancy problem of real estate market in a right way in order to accurately understand
the actual effective use of real estate in the market, and finally find out some ways to alleviate the vacancy rate
of real estate.

房地产市场往往是非均衡的, 表现在住宅市场上, 一方面存在大量空置的住房) ) ) 供给过度,
另一方面居民又大量需要住房) ) ) 需求过度, 但住宅市场有效需求严重不足, 形成住宅供给相对总
需求不足和居民目前有支付能力的有效需求不足的矛盾状况。一般认为, 西方发达国家住宅市场
