摘要:本文从理论上分析了城市轨道交通对沿线房地产价值的影响规律,并通过案例分析城市轨道
交通对沿线房产价格所产生的影响。在此基础上,借鉴国外学者的相关研究成果,重点探讨了基于
资产价值法的城市近郊轨道交通沿线开发利益计算方法,并根据大连市快速轨道(香炉礁——金石
滩)的实际情况初步探讨了相应的定量计算模型,最后以大连市 202 轨道交通线路验证了模型。

Abstract: The impact law on the real estate price along the lines from the urban rail transit are analyzed
theoretically. Through case study, the impact on the real estate price along the lines are analyzed.
Meanwhile, the relative research results from overseas researchers are referred to. Based on the property
value method, the calculation methods for the returning of the development benefits along the urban rail
transit corridor in the outskirts of urban areas are emphatically studied, and fundamentally establish a
corresponding quantificational calculation in bining the concrete condition of the fast speeding
rail transit Xianglujiao—Jinshitan of Dalian city. At the end, the model is examined with the 202 rail transit
line of Dalian.
0 前言
随着城市化的进程,城市经济和社会活动日益繁忙,人们对城市交通可达性的要求
大大提高,中国城市交通发生了前所未有的迅速增长,交通建设走上了“高速路”,特
别是轨道交通建设更是突飞猛进。关于城市轨道交通开发利益的定量研究工作,目前在
我国还少有报道,而欧美日等发达国家则已经做了大量的基础性研究工作[1-3]。国外城市
