摘要
在行业发展持续高涨与国家宏观调控措施日见成效的双重背景下,房地产业进
入了新一轮的调整期,房地产市场运作逐步向规范化、完善化、专业化方向转变,
优胜劣汰的机制在企业竞争中日益发挥作用。房地产开发企业要想在复杂多变的环
境中谋求生存和发展,就要根据外部环境的变化,合理利用自身资源,适时调整企
业经营管理活动,以培养持续的竞争能力,实现企业健康稳健的发展。
企业所拥有的资源是企业生存与发展的基础,企业的竞争优势是建立在企业资
源分析、外拓、合理优化配置基础之上,竞争能力的形成是一个逐步提升的过程,
而能力提升的关键路径是企业一系列决策活动。本文旨在从企业资源的角度探讨房
地产开发企业经济行为中的决策方法,以提升企业竞争能力。
首先,论文阐述了企业资源导向型决策研究的背景、研究目的,介绍了国内外
理论和实践工作者在这一领域的研究成果和趋势,概括性地说明了全文的研究思路、
技术路线和研究内容,提出了在理论框架指导下所运用的研究方法。
其次,本文基于企业资源理论,分析了企业资源与企业能力的逻辑演进,研究
了企业竞争能力与企业决策的内在联系,论证了企业资源导向型决策对企业竞争能
力形成的必要性与适用性,运用系统动力学构建了企业资源导向型决策的共性结构
模型。
然后,本文分析了企业资源导向型决策的构建基础——资源系统,提出了企业
资源导向型决策的构建核心——决策活动,并基于企业的资源系统和决策活动建立
了企业资源导向型决策的行动模型。
最后,在分析了我国房地产开发企业现状的基础上,建立了房地产开发企业资
源导向型决策模型,运用仿真软件 VENSIM,以一家房地产开发企业为实例进行仿
真,通过仿真模拟评价房地产开发企业的资源利用效率,分析房地产开发企业竞争
优势的形成机理,通过指导决策活动促使房地产开发企业走向持续、健康、稳步发
展之路。

Abstract
With the rapidly development of real estate industry, there are more and more
effective national policies established for controlling market cycle. Under this background
market regular plays the very important role. It is necessary for real estate enterprise to
learn how to adjust marketing and management according plex exterior environment,
which determines enterprise petence capability and sustainable development.
The survival and development of the real estate enterprises are based on resource
enterprise owned. The forming of enterprise petence capability is the procedure of
analyzing, exploiting and optimizing resource that the key strengthening approaches are
composed of series decision-making. This thesis discusses resource-oriented decision-
making model of real estate development, which results in enhancing enterprise core
competence capability.
Firstly, this thesis argues on the research background, purpose and meaning of
resource-oriented decision-making of real estate development enterprise, introduces the
academic research achievement and trending in this field home and abroad.
