摘要
作为国民经济的重要组成部分,房地产业对我国国民经济的增长和综合国力
的提高起着极其重要的作用。经过 20 多年的发展,我国房地产行业取得了显著的
成绩,目前正处于快速发展时期,行业总体需求量大,市场前景广阔。但行业发
展的同时,企业也面临着机遇与挑战,房地产行业的竞争日益激烈。如何获得持
续竞争优势,提升自身的核心竞争力,以在行业中获得一定市场份额,是现阶段
对房地产开发企业提出的迫切要求。
结合目前我国房地产开发企业的实际情况,本论文以房地产开发企业的核心
竞争力为研究对象,分析房地产开发企业核心竞争力的特征、构成要素和智能评
价模型。首先,依据价值链理论和房地产开发企业的特点,构建房地产开发企业
的价值链模型。其次,结合知识资本理论,分析房地产开发企业的知识资本,将
价值链模型运用到企业的知识资本构成中,从知识资本的视角分析房地产开发企
业核心竞争力的构成要素,建立评价指标体系。然后,运用灰色关联分析法判断
每个指标与核心竞争力评价结果的关联度大小,依此提取出影响核心竞争力的主
要因素。并运用支持向量机理论,构建核心竞争力的智能评价模型。最后,运用
智能评价模型,以河北省房地产开发企业为例进行实证研究。
对核心竞争力构成和评价的分析研究,能够使房地产开发企业正确认识自身
核心竞争力状况,找到提升自身竞争优势的有效途径,提升总体竞争力,对我国
房地产开发企业的发展壮大具有一定的战略意义。

Abstract
As the important part of national economy, the real estate industry plays an
important role on not only the national economic growth, but also the strengthening of
comprehensive national strength. After 20 years of development, China’s real estate
industry has got remarkable achievement, and it is in rapid development period. The
real estate industry has large overall demand and wide market prospect. Real estate
enterprises face both opportunities and challenges with the industry’s development. In
recent years real estate industry’petition is more and more fierce. How to obtain a
petitive advantage and improve their own petence to gain some
market share is the pressing requirement for real estate enterprises.
Based on the real estate enterprises’ actual situation, taking real estate development
enterprise’s petence as the research object, this article analyzes features,
elements and intelligence evaluation model of which. Firstly, according to the value
