重庆市商品住宅价格影响因素分析及实证研究

摘要
从年我国实行住房体制改革以来,我国房地产市场发展迅速,房地
产业已经成为国民经济重要的支柱产业,房地产住宅业的快速发展对于增加就
业机会、带动消费增长、改善居民生活水平以及加快城镇建设都起到了重要促
进作用。同时,房地产市场在快速繁荣发展的情况下,出现了各项指标持续走
高的现象,在我国的部分区域,尤其是大中型城市,甚至出现了房地产价格上
涨迅猛、供求关系紧张以及结构性矛盾突出的热点问题。面对房地产价格的一
路走高,政府不断出台新的调控政策,在一定程度上延缓了这种情况,但是大
的方向还是朝着继续上涨的趋势发展。房价不断升高的问题逐渐成为社会各界
热议的话题之一,但是学术界目前的研究主要集中在对影响房价因素进行理论
研究以及选取某些宏观因素进行价格影响因素分析,选取微观因素进行研究的
较少,这无疑影响了我国商品住宅市场健康稳定的发展。本文选取重庆市进行
实证研究,在构建重庆市商品住宅价格影响因素体系的基础上,利用时间序列
模型建立重庆市商品住宅价格与各影响因素之间的关系,运用软件得
出影响较大变量的系数,最终得出了预测商品住宅价格的模型函数。主要工作
如下:
比较全面的整理分析了影响商品住宅价格变动的相关因素,构建了比较
完整的理论框架体系。
从供给和需求两个角度选取影响因素,建立时间序列模型并通过
软件对影响因素进行回归分析,最终得出对重庆市商品住宅价格影响较大的宏
观和微观因素,建立预测模型。
通过实证分析,得出了对重庆市商品住宅价格影响最大的三个宏观因素是

城镇居民人均可支配收入、城镇居民人均储蓄余额和当年商品住宅供销间缺
口,微观方面则排除了房龄这一因素。最终针对相关结论提出稳定房地产市场、
改善人民生活水平的建议。

Abstract
From 1998 the implementation of housing reform in China since the rapid development of
China's real estate market, real estate has e an important pillar of national economy, industry,
residential real estate industry to increase employment opportunities for rapid development, driven
consumption growth, improve living standards and speed up the cities and towns have played an
important role in promoting the same time, prosperity and development of the real estate market in
the case of rapid emergence of the phenomenon of the indicators continued to rise, some areas in
China, especially in large and medium cities, and even real estate rapidly rising prices, tight supply
and demand and the structural contradiction of the hot issues. The face of steadily rising real estate
prices, the Government has introduced new control policies, to a certain extent, delayed the case,
