住宅房地产开发企业构筑持续竞争优势的策略建议

摘要
改革开放以来,我国的房地产业发展迅速,并成为我国国民经济的重要组成
部分。房地产行业的发展与宏观政策、宏观经济及市场的供求关系息息相关。商
品住宅地产是房地产开发产业的重要元素。近年来,面对来自宏观政策、经济波
动及市场的机遇与挑战,商品住宅房地产开发企业通过对开发链中土地、资金、
设计定位、开发建设、营销和物业等环节,建立了不同的竞争优势。本文对北京
的房地产开发企业的案例分析,通过建立住宅地产竞争维度的模型,对企业基于
住宅地产开发链建立项目及可持续发展的竞争优势进行了探讨。
住宅房地产市场还在不断的完善,我国房地产行业的发展道路仍处于探索阶
段。房地产企业在多元的引导和影响下,需要把握住宅地产的核心价值,不断提
升在开发各环节中的综合素质,使企业得到扎实、可持续的健康发展。

Abstract
Since the reform and opening, China's real estate industry developed rapidly and
became an important part of the national economy. The development of real estate was
closely related to the macroeconomic policies, macro economy and market supply and
demand. mercial residential real estate was an important element of the real
estate development. In recent years, the enterprises mercial residential real
estate development have established petitive advantages based on the
links including land, capital, design location, development construction, marketing,
property and others in the development chain.
The paper analyzed the cases of real estate development businesses in Beijing, and
discussed the enterprises’ projects based on residential real estate development chain
and petitive advantages of sustainable development through establishing the
model petitive dimension for residential real estate.
The market of residential real estate is still experiencing the improvement, and the
development path of China’s real estate industry is still at the exploratory stage. The
real estate enterprises need to grasp the core values of residential real estate and
constantly improve the overall quality of the development links under the diversified
guidance and influence, so that the enterprises can be able to achieve the solid,
sustainable and healthy development.
