融资困境下中小房地产企业的发展策略研究

摘要
房地产业是资金密集型产业,具有高投入、高风险、高产出的特性,房地产开
发的每一个阶段都需要庞大的资金支持,如何筹集资金成为房地产资本运作中最为
重要的一环。从房地产市场中众多的中小房地产企业融资现状来看,普遍存在着融
资难的问题,具体表现为融资环境恶劣、融资渠道狭窄、方式单一、融资规模有限
等等。随着金融危机的不断加深,中小房地产企业的融资难的问题越来越突出。经
过近 20 年的积累和市场的洗礼,我国房地产的综合实力有了不同程度的提高,但是
中小房地产企业在资金、管理、人才等方面还存在不少问题,严重制约着企业的发
展,能否有效应对出现的融资困境,制定和实施适合中小企业融资困境下的自身发
展策略具有重要的现实意义。
本文从房地产企业的资金密集型特征出发,结合国内外现有房地产相关理论研
究成果,简要介绍了中小房地产企业以及中小房地产企业融资等相关概念,以房地
产行业资金需求特点及其融资难的经济学分析和企业发展策略体系为理论依据,利
用 SWOT 和 PEST 相关分析工具,对中小房地产企业的发展环境、融资与发展现状
进行了深入研究,并对其中存在的问题与原因进行了简析。本文主要结合目前席卷
全球的金融危机与国家对房地产行业宏观调控的大背景,以 A 房地产公司的实际运
营作为中小房地产企业的典型案例,从融资策略、市场营销、经营管理、成本控制
以及合作联盟等多方面对中小房地产企业基于融资困境下的发展策略进行了系统阐
述。总之,本文的研究内容主要是根据当前中小企业普遍遇到的融资困境,结合企
业融资理论、企业发展策略理论和中小房地产企业的特性,分析中小房地产企业的
融资渠道及其对经营管理的影响,并在此基础上结合实例,提出了中小房地产企业
基于融资困境的发展策略。

Abstract
The real estate industry is a capital-intensive industry, which is characteristic of high
input, high-risk and high-yield. Every stage of the real estate development requires huge
amount of capital. How to raise capital es the most important thing for the real
pany. From the financing status of a large number of small and medium-sized
enterprises in the real estate market, the specific performances of the prevailing problem
of financing are the conditions for the financing, the narrow and single mode financing
channels, the lack of financing channels and so on. With the deepening financial crisis, the
financing problems of small and medium-sized real panies es more and
more outstanding. After nearly 20 years’accumulation and the baptism of the market, the
overall strength of China's real panies has been improved to varying degrees.
