文章以**市为例,在介绍**市房地产市场现状的基础上,通过市场调查,发现目前市场上还存在着商品房价格上涨幅度过猛、住房户型结构不合理、住房空置面积增加、开发用地供应有待完善、资金融通过分依赖于银行、宏观调控政策落实不到位、外来购房者比例较高、房地产中介机构行为不规范等问题。提出必须从控制房价上涨幅度、调整商品房户型结构、加强土地供应计划管理、加强房地产交易市场监管、发展多元化房地产金融市场、进一步落实宏观调控政策、规范房地产中介机构行为、树立正确的住房消费理念等相应的解决措施。

Abstract
This article takes Jiaxing City as an example, on the basis of the status, through market research, finds some problems such as there are still excessive price rising, the supply of housing units structure is irrational, vacant housing area increases,construction land supply needs to be standardized, over-reliance on bank financing development, the implementation of macro-control policies is not in place, a more serious foreign speculation, real estate agency behavior is not standard and so on. Some countermeasures are put forward to increasing from the control housing prices, adjusting the structure of housing units to control the increase in vacant space, improving land supply plan management, strengthening supervision of the real estate market, developing a wide range of real estate finance market, furthering implement macro-control policies, strenghening real estate speculation, regulating real estate agencies act, establishing a correct concept of housing consumption decisions, and other relevant measures.
