运城市区商品住宅价格的影响因素研究

摘要
从年我国改革住房制度,实行商品化制度以来,至今仅有十余年的时
间,时间虽短但是我国的房地产市场发展速度极快。目前,我国的房地产业已
经成为一个支柱性的产业,对经济的拉动作用极大。然而,在其取得大发展的
同时,也面临着不少问题。其中以研究房价是否合理,怎样控制房价的过快增
长及影响房价的因素为最为关注的问题。
此前,关于研究一二线大城市住宅价格影响因素的学者已经很多。但是,
研究小城市的却很少。本文主要是在借鉴前人的研究成果上,有针对性的对所
选城市运城市区进行细致深入的研究。本文首先参考了国内外在研究住宅价格
影响因素方面的动态,其次运用相关理论做基础,为下面的研究对象运城市区
做准备。在研究运城市商品住宅价格的影响因素前,先对运城市区商品住宅的
市场状况和价格状况进行了研究,分析了运城市区居民对目前房价的承受能力,
得出了运城市区居民的住房压力较小的结论。接下来,对影响运城市区商品住
宅价格的因素进行了全面的分析,然后选取了最理想的五个因素进行回归分析,
得出了影响运城市房价的最重要因素为成本价格的结论。最后,通过对现实情
况和模型分析结果进行总结,预测了运城市未来房价的走势,并对运城市房地
产市场的发展提出了建议。
本文主要采用定量分析和定性分析结合的方法。在对数据的选取上主要参
考地方统计年鉴和统计局的资料,部分来自抽样调查,以确保数据的真实性和
完整性。力求真实反映运程市区的商品住宅市场状况,为运城市未来房地产的
更好发展提供合理的依据,并对其它城市房地产的良性发展提供参考。

Abstract
Since 1998, China's housing system reform has been the implementation of the
commercialization of the system has only ten years time, time is short, but the development of
China's real estate market extremely fast. At present, China's real estate industry has e a pillar
industry, a great role in boosting the economy. However, in their access to a large development, is
also facing many problems. Which to study the price is reasonable, how to control the excessive
growth of house prices and the factors affect the price of most concern.
Earlier, a second-tier cities on the study of factors influence residential property prices has been
a lot of scholars. However, studies are few third-tier cities. This article is in the drawing on previous
research results, targeted to the chosen city of Yuncheng City careful in-depth study. Firstly,
